Becker & Poliakoff helped write the rules governing Florida condos, and they fight to enforce them in Fort Lauderdale and beyond.

About Us

A view of a city skyline with construction sites.

When Florida's condominium statutes were being drafted, Becker & Poliakoff attorneys were at the table. That's not marketing language. Clients and opposing counsel alike acknowledge that this firm shaped the legal framework that governs hundreds of thousands of Florida condo and HOA communities today. Located on the 18th floor of 1 East Broward Boulevard in downtown Fort Lauderdale, the firm brings decades of legislative and courtroom experience to every matter it handles.

The practice concentrates heavily on community association law, representing boards, property managers, and developers across Florida and nationally. If you sit on a condo board, manage a homeowners association, or are navigating a dispute with your HOA, Becker & Poliakoff operates at a level of statutory depth that generalist firms simply cannot match. They don't just interpret the rules. They helped author them.

The firm also maintains practices in business litigation, government law, and real estate. But its reputation in South Florida is anchored squarely in community association representation, where institutional knowledge and legislative relationships translate directly into stronger outcomes for clients.

What We Offer

HOA and condominium law is the core of what Becker & Poliakoff does in Fort Lauderdale. The firm advises community association boards on governance, rule enforcement, elections, assessments, and vendor contracts. When disputes escalate to litigation, whether over special assessments, board authority, or accommodation requests, the firm's attorneys bring statutory expertise that comes from having helped draft the very laws at issue.

Beyond association work, the firm handles business litigation, government affairs and lobbying, real estate transactions, and construction law. For developers and property managers operating in Florida's complex regulatory environment, having counsel with direct legislative experience is a material advantage.

Clients range from small residential condo associations to large-scale planned communities and commercial property groups. Whether a board needs day-to-day legal guidance or representation in a contested hearing, Becker & Poliakoff provides the kind of specialized depth that comes only from decades of focused practice in this specific area of Florida law.

Decades of focused practice in community association law means fewer billable hours spent getting up to speed on the basics.

Fort Lauderdale location at Broward Boulevard puts attorneys minutes from Broward County courts and key municipal offices.

"This review reflects my personal experience during an ESA accommodation dispute involving my HOA and the attorney representing them. I personally found the communication style from the attorney to be very challenging and felt overwhelmed by the process. The situation was stressful for me, and my own attorney shared concerns about how the communication unfolded. In my opinion, the experience was extremely difficult and not something I would want others to go through. I encourage anyone dealing with similar issues to be informed about their rights."

"If you want the best HOA attorneys, if you manage a condo or are a board member this is the company to go to. They are good. They wrote most of the rules that Florida has regarding condos. Becker & Poliakoff go back for decades and decades the two attorneys I worked with are and were great! 👍 A special shout out to Mr. Rogel who helped me decades ago and I would recommend him and the law firm right now.Today, It’s very hard to find people and companies that decades later you would recommend. Becker and Poliakoff are one of those few companies that meets that spec, 😊"

"If I could give 0 stars I would. Their staff specifically Mrs Jill Liberto was very disrespectful and unprofessional. My brother called them several times (her words) not to harass anyone, but because he was desperately trying to find a way to resolve a debt and avoid more fees. Instead of professionalism and courtesy conversation was met with a harsh, disrespectful tone and zero willingness to listen. I tried to act on his behalf and when I spoke to her I reiterated that he was going to pay and asked her to please let me speak without interrupting and to show a little empathy, she kept interrupting me and her response was that she “really doesn’t need to have empathy and threatened to disconnect the call.” That says everything about how they treat people. Unfortunately this is not the first time she talks to me like that. Sadly people do struggle financially at times, which is not ideal, but that never gives anyone the right to treat them with disrespect or lack of compassion Collecting a debt does not give anyone the right to humiliate or dismiss those who are genuinely trying to find a solution. This experience caused far more stress and frustration and left me with the impression that respect and empathy are not values this firm upholds. A small amount of patience and empathy can make a huge difference. I would urge her and the firm to remember that the way you treat people matters just as much as the outcome. I sincerely hope that in the future, people in similar situations are treated with more understanding and basic human kindness. I also hope this message serves as a reminder that kindness and respect should never be optional, especially in roles that directly impact people’s lives. Treating others with dignity is not just good ethics, it’s good business."

"If you’re an everyday American stay away from these guys. They like to support the big fish taking advantage of hardworking American families. They threatened to sue me and lien my house because the HOA didn’t receive my $130 annual check and turned my account over to them. The law firm added a fee 5 times my annual HOA dues to send me a templated letter stating their intentions to steal my house. No payment plans no grace just pay our fee fees that are five times your HOA or we will sue you and take your house. Just like that my family lost a months worth of grocery budget."

"Brian Montague is the most unresponsive Lawyer I have ever dealt with. Our HOA paid him over $ 42,000 to represent us in a case against a previous homeowner. I have called twice and could not get a return call, and we had a closing on our condo in less than 5 days. All we needed was a statement verifying an insurance policy. DO NOT use this firm if you want to be represented by a responsive firm..."

Frequently Asked Questions

What types of clients does Becker & Poliakoff typically represent?

The firm primarily represents condominium associations, homeowners associations, property management companies, developers, and community association boards. They also handle business litigation, real estate, and government affairs matters for a range of corporate and institutional clients.

Does the firm represent individual homeowners in disputes with their HOA?

Becker & Poliakoff's community association practice is primarily board-side and management-side representation. Homeowners seeking to dispute actions taken by their association should confirm representation scope directly with the firm before engaging.

How did Becker & Poliakoff become known as a leader in Florida HOA law?

The firm's attorneys were involved in drafting and refining Florida's condominium and homeowners association statutes over several decades. That legislative history gives their attorneys a depth of statutory knowledge that most competing firms cannot replicate.

Where is the Fort Lauderdale office located and how do I schedule a consultation?

The Fort Lauderdale office is located at 1 East Broward Boulevard, Suite 1800, Fort Lauderdale, FL 33301. You can initiate contact through their website at beckerlawyers.com to request a consultation or connect with the appropriate practice group.

Does Becker & Poliakoff handle matters outside of Florida?

Yes. The firm has offices in multiple states and handles community association, business, and government law matters nationally. Their Florida practice remains the core, but they have the infrastructure to assist clients with multi-state needs.

What should a condo board look for when hiring HOA legal counsel?

Look for attorneys who specialize in community association law rather than general practitioners who handle it occasionally. Relevant factors include familiarity with Florida Statutes Chapter 718 and 720, experience with enforcement actions, and a track record of advising boards through contested elections and assessment disputes.

How does the firm handle accommodation requests under fair housing law?

Accommodation disputes involving ESA requests, disability modifications, and fair housing compliance are complex and fact-specific. The firm advises boards on their obligations under federal and Florida law. Homeowners involved in such disputes should seek independent legal counsel to ensure their interests are separately represented.
